Inner City Law Center, Quinn Emanuel Urquhart & Sullivan, and the Law Office of Noah Grynberg represent fifty-six current and former tenants in a lawsuit filed against current and former owners of a residential apartment complex in Bell, CA. The lawsuit, filed in January 2022, alleges that the plaintiffs have suffered physical and emotional injuries and other damages from having lived in deplorable, slum-like conditions—in some cases for decades. Plaintiffs’ legal team has vigorously litigated this case for the past three years and also has represented the tenants in defending against eight unlawful detainer actions seeking to evict them under the pretext of substantially remodeling the apartments. Plaintiffs’ legal team, following tireless efforts, successfully secured the dismissal of the unlawful detainer actions.
After mediation in November 2024 before the Hon. Michael Latin (Ret.), the plaintiffs reached a partial settlement with the prior owners in the amount of $2,387,500. Plaintiffs are continuing the action against the current owners, with the matter set for a jury trial in April 2025.
The settlement—and the dismissal of the unlawful detainer actions—represent a significant victory for plaintiffs. The monetary settlement will compensate plaintiffs for the appalling conditions they were forced to endure for many years, and dismissal of the unlawful detainer actions affords those tenants still living in the building some measure of security.
